Why Mobile Home Parks May Be Responsible?
In Georgia, landowners have a responsibility to protect their residents and guests from foreseeable third-party criminal attacks. Whether a shooting is foreseeable will largely depend on the history of crime at the property. For example, if there is a pattern of prior violent crimes about which the landowner knew or should have known, and the landowner does not take reasonable steps to address the ongoing crime or warn residents of the same, the landowner may be liable when a resident is injured or killed.
How to Prevent Violence and Crime at Mobile Home Parks?
Legal contributor Attorney Brian Mickelsen, an experienced crime victim lawyer, represents crime victims and gunshot victims injured or killed in shootings, stabbings, and assaults at mobile home parks, apartment complexes and commercial properties.
“Owners and property managers can and should take reasonable steps to help prevent violence on their properties – for example, adequate lighting, controlled-access gates, fences, courtesy officers, security patrols, off-duty officers, trespass lists, and cameras. It is also important for property owners to request and monitor crime data to get a better idea of what is happening at and around the property. Owners and managers should request for the 9-1-1 calls for service logs, crime grids, and actual police reports. You can’t prevent all crime, but property owners should certainly take steps to discourage it from occurring on the property.”
